PAWS AND PEACE OF MIND: NSW rental laws just got friendlier

From the 19th May 2025, NSW tenancy laws have been updated to introduce clearer rules, more balanced rights and better protections for tenants.

From rent caps to pet permissions, the updates are designed to make renting more straightforward, with (hopefully) less guesswork and more ground rules.

Whether you’re renewing a lease, applying for a new place, or are navigating a disagreement with your landlord, the changes are worth knowing – here’s what’s new, and why it matters for you.

No more ‘no-grounds’ evictions

Perhaps one of the most significant updates from May 2025 is the removal of ‘no-grounds’ termination for periodic leases. Under the new laws, landlords can no longer end a tenancy without a prescribed reason – these reasons include:

  • Selling the property
  • The landlord or immediate family are moving in
  • The property is undergoing major renovations or redevelopment
  • The property is being used for another legal purpose (with the correct notice to the tenant)

Easier pet ownership

Tenants can now request permission to keep a pet, which landlords can only refuse for the following specific reason:

  • The property is unsuitable
  • The pet violates local council regulations
  • The landlord has specific health concerns

Landlords can no longer advertise that pets are not permitted at the premises. A standard application form and process exists to make the application easier for both parties, which can be found at nsw.gov.au here.
